Crawl Space Mold Remediation

Cleaning up existing crawl space mold, or mold remediation, is a specialty of The Crawl Space Company. The first and foremost recommendation is that mold should not be treated or removed from a crawl space unless a drainage or encapsulation system is part of the work. Otherwise, new mold can grow in the future because of continued high levels of moisture in the crawlspace.

There are three main strategies to dealing with crawl space mold: leave it in place, kill the mold and physically removing all the mold.

Of course, Leaving the existing mold in place could only be recommended if there is very minimal amounts of mold growth.  It is the least expensive option, but this method must always include moisture reduction techniques such as our Crawl Space Encapsulation System to prevent future mold growth.

Second, a fungicide treatment can be used to kill the mold. The Crawl Space Company will only recommend a fungicide treatment if there is a light amount of mold growth, and there is going to be a moisture control methods applied to the crawlspace. This method does not include mold cleanup and removal. Dead mold is still allergenic to sensitive people so physically removing the mold should be considered if you are highly allergic.

Soda Blasting is the most effective method in removing ALL of the mold from your crawl space.

The best method for removing all of the mold in the crawl is by soda blasting all of the crawl space wood. Complete mold remediation may be best suited for homeowners with moderate to high levels of mold growth, homeowners with severe mold allergy or asthma problems, and a home for sale that is contingent on mold removal.

Similar to the sand blasting technique, baking soda is used to clean off all crawl space surfaces. After blasting, mold residue is removed from the crawl space and all surfaces are HEPA vacuumed and damp wiped. During removal, the crawl space is exhausted to the outside. This prevents crawl space air with high mold levels from entering the house.

Crawl space mold remediation is often difficult work. Crawl spaces have large surface areas of wood framing to treat or clean. A 1,000 square-foot crawl space with 2″x10″ floor joists will have close to 2,500 square feet of wood surface that needs treatment.
